Green light given for 58 new homes in Pitville, Cheltenham

MEP are pleased to have supported Newland Homes with the planning application for 58 new, net zero carbon homes at land off Broad Acre Road, Pittville, Cheltenham.

The scheme, which was unanimously resolved to be approved by Cheltenham Borough Council’s Planning Committee last week (subject to completion of the Section 106 agreement), delivers a high-quality mix of 1–5 bedroom homes, with 40% affordable housing. The site’s use as a playing field ceased in 2009 and since then the land has remained vacant.  

The subject site is fairly constrained as part of the site falls within the Cheltenham Central Conservation Area and affects the setting of a Grade I listed building.  As such careful attention was afforded to the design of the proposed dwellings to ensure that the character and appearance of the Area and setting of the heritage asset was preserved.

The approved scheme will represent a sustainable, high-quality design that effectively uses an underutilised and undeveloped open space for housing within a sustainable location in an otherwise constrained borough. The development will therefore address the significant need for the Council to deliver housing in an area that is not presently meeting its need.

MEP provided planning support throughout the process, helping to progress the application through to a positive consent. It’s great to see a proposal come forward that not only delivers much-needed housing, but also enables wider community benefits, with the site having been sold by Pittville School to fund new on-site sports facilities for both the school and local community.
