On behalf of Renishaw PLC, the MEP team is delighted to have secured permission for the conversion of two existing buildings to 5 dwellings alongside the erection of 4 new dwellings in the town centre of Wotton-Under-Edge.
The existing buildings, which were formerly a schoolhouse and an office building, comprise one Grade II listed building and one undesignated heritage asset. The site is further constrained by the fact that it is included within the Conservation Area and Cotswold National Landscape. The proposal also needed to address the loss of an employment site and, given its location within the old town, issues relating to access also needed to be resolved.
Such a constrained site required careful attention to detail and a high level of communication with all parties, including Stroud District Council. MEP has worked on this project for some time ensuring that all issues were satisfied.
Through redeveloping the site to residential use, the approved scheme will provide a new optimum use for the land, and furthermore, greatly enhance the visual amenities of the area which is positioned in such a sensitive location. Additionally, the approved scheme will secure housing into what is an otherwise fairly constrained District which cannot demonstrate a five year housing land supply.
In assessing the application, the Local planning authority agreed with the case presented by MEP that the benefits of the proposed scheme greatly outweighed any potential harm and as such the proposal represented a sustainable form of development and was allowed.
