Welches Barn, Stroud

Background

The MEP team obtained the change of use of the former agricultural barn to a commercial use via Class R Prior Approval. The Class R does not however permit any physical changes to allow for the change of use. As structural works were necessary to enable the implementation of the new permitted use, the MEP team submitted an application for the necessary works.

The proposed design adopted a landscape-led approach, proposing minimal interventions that retain the existing building form and utilise materials that are reflective of the site’s rural character.

Overall, the design has been carefully developed to preserve and respond to the building’s rural character while providing the necessary external alterations to accommodate the approved change of use.

Site details and constraints

The site is located in the open countryside, detached from any settlement. Approximately 1.5 km from Stonehouse, the site is located in the Cotswold National Landscape. Whilst the barns are not listed, the site affects the setting of the Grade II listed Welches Farmhouse.

Our role

The MEP team was responsible for submitting both the Class R and the subsequent planning application for the necessary structural works to allow for the permitted change of use.

Outcomes

The relevant permissions have been obtained for the change of use of the former agricultural barns to a commercial use.
