Kilsby Grange, Northamptonshire

Background

Following an enquiry from the enforcement team at West Northamptonshire Council, MEP was instructed by a private client to regularise the position of unlawful equestrian development on the site. The enquiry related specifically to the extension of existing and erection of new equestrian buildings, amounting to over 2,250m2, in addition to the partial use of two of the buildings for ancillary residential accommodation.

Site details and constraints

The site relates to Kilsby Grange which comprises a farmhouse and associated equestrian buildings. Located off the main A5 trunk road, the site is situated in the open countryside, approximately 1km from the village of Kilsby.

Our role

To regularise the current uses and buildings on the site. This involved the preparation and submission of two planning applications, and continued monitoring of those applications whilst under consideration by West Northamptonshire Council.

MEP was able to demonstrate that the residential accommodation did not constitute a separate planning unit, but remained genuinely ancillary to the principal equestrian use, based on its physical and functional relationship with the wider site. At the same time, MEP successfully established that, despite the scale of the equestrian development and its access onto the A5 trunk road, the existing buildings and use remained compliant with relevant local and national planning policy.

Outcomes

Planning permission was granted for both applications.
