Smerill Farm Kemble

Background

The site forms part of the larger Bathurst estate in the Cotswolds.

Located near Kemble, our client’s objective is to re-utilise three large modern former agricultural barns which are currently surplus to requirements.  The team at MEP recognised the potential to secure the optimum value of the site following recent legislative changes.

Our role

  • Carrying out a detailed site appraisal identifying site constraints and opportunities
  • Co-ordinate and manage a consultant team
  • Formulate a planning strategy
  • Submission of a planning justification report for the barns providing comprehensive written justification for the proposed developments against the requirements set out within Class Q, Part 3, Schedule 2 of the GPDO and the PPG.  The proposal incorporates converting the barns to four small units and one large unit.

Outcomes

The Class Q prior approval has been granted for the conversion of the barns to 4 dwellings.
