Meredith Barn, Tibberton

Background

Our client wished to explore the possibility of replacing the existing barn with two dwellings.  The site is the subject of a Class Q prior approval to allow for the conversion of the barn to two dwellings.  The site is located within the open countryside and within the setting of a Grade II listed building.

Site details and constraints

The site is outside the development boundary, located in a rural position and affects the setting of a heritage asset.

Our role

  • Undertook a site appraisal.
  • Devised a planning strategy to meet the objectives of the client.
  • Worked with an architect to design a sensitively designed scheme which reflected the agricultural character of the site and had regard to the site’s location within the setting of a Grade II listed building.
  • Prepared and submitted a pre-application enquiry that shows the demolition of the existing barn and its replacement with two sympathetically designed dwellings.
  • Prepared and submitted a planning application that responded to the pre-application advice.
  • Prepared for and attended a Parish Council meeting to discuss the proposals and respond to any queries.
  • Monitored the planning application and attended the Planning Committee meeting.

Outcomes

A pre-application response was is received by the Forest of Dean District Council which supported the principle of the proposed development.

A planning application responding to the pre-application response and considering the proposals against relevant case law and planning policies was submitted to and approved by the Council.
