Another appeal win – Conversion of former residential garage to dwelling in the open countryside.

3 November 2025

The team at MEP are delighted to share the success of an appeal for the conversion of an outbuilding into a single residential dwelling within the Stroud district, forming part of the Cotswold National Landscape.

The proposal was refused by the Stroud District Council for conflicting with the development plan in principle, concluding the site was in an unsustainable location for development.

MEP presented a robust case which demonstrated that there are a number of material considerations that outweighed the potential policy harm, notably the sustainable location of the site, policy support under Paragraph 84 c) of the NPPF, and the Councilโ€™s lack of five year housing land supply.

The proposals also achieved a high quality and sustainable design that will enhance its immediate setting through high-quality materials and native planting.

The project will deliver a bespoke home that supports family care needs while reusing an existing building in a sensitive rural setting.

A fantastic outcome for our client and the team.
