On behalf of Mackenzie Millar Developments Ltd, the MEP team is delighted to have obtained planning permission for six dwellings in Temple Guiting.
The subject site is included within the Temple Guiting Conservation Area and the Cotswolds National Landscape.
This journey was far from straightforward. Despite unwavering support from the ward member and parish council, the original scheme was refused at planning committee. The MEP team recognised that a fresh architectural approach was needed to overcome concerns from the Council’s conservation team.
Through extensive collaboration with officers, local stakeholders, and our design team, we developed a revised proposal that balanced heritage, landscape, and viability considerations.
The approved scheme includes:
● The conversion of a 19th-century traditional stone barn (a non-designated heritage asset) into residential use.
●The erection of five sensitively designed new-build dwellings.
●All contained within a sensitively designed landscape scheme.
One of the most challenging aspects was ensuring the restoration of the dilapidated barn while keeping the scheme viable for our client. Careful negotiation and pragmatic officer input enabled a smooth path to approval – secured via delegated decision in just two weeks.
Although the timing of the resubmission required a commitment to off-site BNG credits, the overall outcome achieves:
✅ Heritage and conservation area enhancement
✅ Enhancements to the Cotswold National Landscape
✅ Delivery of much-needed rural housing
✅ A viable, policy-compliant scheme
This project highlights the importance of perseverance, adaptability, and collaboration in planning. We are looking forward to seeing this scheme come forward and make a positive contribution to the village of Temple Guiting.
