Planning Approval Secured – New Homes for Charlbury
We’re delighted that the West Oxfordshire District Council has approved our application for 26 new homes in Charlbury, on behalf of our client Mackenzie Miller Homes, delivered in partnership with Cottsway Housing Association. We’re proud to be working with Mackenzie Miller Homes and Cottsway Housing Association to bring forward a scheme that delivers much-needed homes, safeguards local character, and enhances the natural environment for the Charlbury community.
The site is located within both the Cotswold National Landscape and the Charlbury Conservation Area, and also includes trees covered by a Tree Preservation Order (TPO). As such, the scheme demanded a highly sensitive approach to landscape, ecology, and heritage.
Through extensive consultation with the Council’s tree officer, conservation specialists, and the local community, the design ensures that important trees are protected, enhanced, and complemented by a bespoke native planting scheme secured via a 30-year management plan.
✨ Key benefits of the approved scheme include:
🏡 46% affordable housing – well above policy minimums, meeting identified local need
🌱 Over 33% biodiversity net gain, with long-term ecological management in place
🌳 Careful management of TPO trees alongside significant new planting
🚶 Sustainable connections – a new pedestrian and cycle link to the town centre
🔋 Environmental features – EV charging, sustainable drainage, and climate-conscious design
📜 Sensitive heritage-led design – with no objections from statutory consultees, including the Council’s conservation officer and the Cotswold National Landscape Board
The MEP team lead the application and presented at committee. Strong leadership and professional expertise were instrumental in securing this positive outcome.
