New homes for a Cotswold Village

Background

On behalf of a private client, MEP led a planning application for three high quality new dwellings. The proposal was submitted following a scheme which was refused at appeal for a similar development. The amended scheme increased the site area and amends the design of the proposed dwellings.

The dwellings, which are arranged in a courtyard form, are of a high quality  and represent a sustainable form of development.

The amended scheme builds upon the comments raised by the Inspector and pre-application feedback from the Council

  • Outside Development boundary
  • Village location

Our role

  • Carrying out a detailed site appraisal identifying site constraints and opportunities.
  • Co-ordinate and manage a consultant team.
  • Formulate a planning strategy.
  • Carry out pre-application discussions.
  • Preparation, submission and monitoring of the planning application.

Outcomes

Planning permission was granted in October 2025 for the three dwellings. Members of the MEP team worked closely with Blake Architects and Davis Landscape Architecture to produce a high quality scheme which carefully addressed the constraints and opportunities of this sensitive site.

The team have demonstrated that the proposed scheme would conserve and enhance the landscape character and special qualities of the AONB whilst protecting the historic assets of the site.
