Barn Conversion in South Gloucestershire

Background

The Site comprises a former dairy farm located within a rural parish of South Gloucestershire.

Traditionally the subject barn would have been in agriculture and forestry use, however this barn is now redundant and a new use for the building needs to be found.  The conversion of the barn will provide an opportunity for a new commercial business, bringing with it associated economic advantages for the area.

Site details and constraints

  • AONB.
  • Open countryside location.
  • The northern half of the site is located within a Minerals Safeguarding Area.
  • A small northern section of the site lies in Flood Zone 3 (highest probability of flooding), but the majority of the site lies in flood zone 1.

Our role

MEP was instructed to obtain planning permission for the conversion of 2no. steel framed barns for commercial office use (Class E) together with associated parking and landscaping.  This involved the following:

  • Site appraisal, highlighting opportunities and constraints.
  • Formulating a planning strategy.
  • Negotiating and working with the LPA.
  • Preparation and submission of planning application.

Outcomes

Planning permission was secured.
