Historic dwellings in rural Gloucestershire

Background

The site, which is located in an isolated position, forms part of a larger rural estate in the Cotswolds AONB.

The buildings, are of significant heritage importance, however were in a poor state of repair having been left vacant for some years. It is therefore paramount that a viable use is found for these buildings to ensure their repair and longevity.  A programme of sympathetic restoration and repair works would assist in preserving historic and architectural interest for posterity.

In terms of the development of the buildings, the earliest fabric of of the buildings can be dated back to 1838/1839.  A variety of extensions, comprising lean-tos and two storey ranges were added at later dates.

  • Situated within the Grade I listed registered House Park and Garden.

Our role

  • Carrying out a detailed site appraisal identifying site constraints and opportunities.
  • Co-ordinate and manage a consultant team.
  • Formulate a planning strategy.
  • Carry out pre-application discussions.
  • Preparation, submission and monitoring of the planning and listed building consent application.

Outcomes

Members of the MEP team worked closely with heritage consultants from Pegasus and the conservation team at South Gloucestershire Council along with architects Watson Bertram and Fell.  It became evident that there was scope for the positive renovation and reuse of the subject buildings, with such works providing the opportunity for potential heritage benefits.

The pre-application consultation work resulted in the submission of a planning and listed building consent application for the refurbishment, restoration and extension to the buildings for use as two holiday lets. This proposal incorporates the removal of the unsympathetic additions, refurbishment of the properties, sympathetic and subservient replacement extensions to the structures and formation of two holiday cottages.

This project highlights the importance of working closely with heritage specialists, both within the LPA and private consultants, to reach the most positive outcome for these unique historic buildings.
