Approval obtained for conversion of barn to 3 dwellings

Background

 

On behalf of a private client, prior approval has been obtained to convert an agricultural barn at Blue Gates Farm near Berkeley to three dwellings under the provisions of Class Q of the Permitted Development Order.

Comprising a large modern agricultural barn, the site is located adjacent to other former barns which have been the subject of residential conversions.

The site is located in a rural location approximately 2 km from Berkeley.

  • Within Flood Zones 2 and 3.

  • Carrying out a detailed site appraisal identifying site constraints and opportunities.
  • Co-ordinate and manage a consultant team.
  • Formulate a planning strategy.
  • Preparation, submission and monitoring of the prior notification.

 

Outcomes

 

Given that the site is located within Flood Zone 2 and 3, MEP worked closely with hydrologists to ensure that any objections would be resolved.  In addition, the MEP team was able to demonstrate that the proposal incorporated a high standard of design, caused no impacts in relation to highways, noise, contamination  or ecology and the barn was capable of functioning as a dwelling without significant rebuilding works.

As a consequence, prior approval was granted.
